The Archius Approach: Developing Projects in Phases

At Archius Design, we develop projects in a phased approach. This allows us to tailor each project to the individual client while placing them in the driver’s seat. We are often asked about what to expect with each phase. This article explains what each phase focuses on and shows the development of one design from schematic conception to preparation for construction. 


PHASE ONE: FEASIBILITY 

In this first phase, we learn about client goals, the scope of the project, and assess the potential project limits. After taking detailed measurements of the home and evaluating the lot information and local codes and setback requirements, we present clients with a few initial design options to meet their goals.

Following our feasibility meeting, we incorporate client feedback as we move into the next phase of the project, Design Development. When needed, we reach out to several of our trusted contractors with the potential design for a Rough Order of Magnitude (R.O.M.) estimate. This general price range gives clients an idea of what to expect for their project and can help refine the project scope before it is further detailed. 


PHASE TWO: DESIGN DEVELOPMENT 

With information gathered in the Feasibility phase and our client’s top priorities in mind, our team of architects develops the chosen design layout in greater detail. During this phase, we introduce our interior designer to assist with finish selection and help clients confidently create a cohesive design that fits their style.

Simultaneously, the necessary consultants (such as structural and civil engineers) provide their insight, and we make any required changes to the design. By the end of this phase, we give the client and prospective contractors a robust design set that includes floorplans, elevations, finish selections, and multiple renders. 


PHASE THREE: PERMIT 

Following sign-off on the Design Development Package, our team begins preparing a Permit Set. In addition to the building permit drawings, we coordinate with engineers selected for the project (i.e., structural, civil, geo-tech) to create a complete set and ensure all steps of the permit application process are taken care of. Our experience with Seattle area permit departments ensures a streamlined permitting process with minimal review to keep the project moving forward. By the time the permit is issued, the project is ready to move directly into construction. 


PHASE FOUR: PRE-CONSTRUCTION 

While the Permit Set is being prepared and then reviewed by the building department, we focus on the final steps to prepare the project for construction. Our project Spec Book contains the completed project design boards, with links to selected products, as well as detailed plans and elevations of each space. These sheets capture hundreds of client decisions about what finishes are selected and how they are to be installed. Our goal is to minimize any confusion on design intent for the contractor and subs, as well as the number of questions the client must field during construction.  

During this phase, we also assist clients in finalizing their contractor selection. Our relationships with local contractors allow us to obtain detailed estimates, coordinate visits for clients to view contractor work on completed projects, and empower our clients to ask key questions and communicate their project vision. We strive to make this process transparent and approachable by supporting our clients every step of the way.
